The underwriting, funding, and loan management is performed and managed by Topaz Realty Capital, LLC. TRF has a thorough underwriting process to make sure loans are only made to borrowers that have a high probability of success with the project/property and the ability to refinance the property if needed.

Introduction: Bridge & Mezzanine Loans

Expansion of real estate markets requires additional capital, particularly in transitioning markets. When banks, often the traditional source of capital, pull back, the alternative lender plays an important role in the funding and development of primary and transitioning markets. This reality coupled with credit tightening from traditional sources, there is an increased demand for bridge and sub-performing loans. TRC has identified an opportunity in the marketplace to provide an attractive rate of return to investors looking to capitalize on the strong real estate market, while adding diversification to an investment portfolio.

This program is specifically designed for properties that are either stabilized or are in need of minor to moderate renovation or other value-add strategy. Our bridge loan program is often used to finance stabilized properties while TRC underwrites the permanent financing or fund moderate rehabilitation or retenanting where the Borrower required to complete a value add strategy before securing permanent financing through an FHA, Fannie Mae, and Freddie Mac execution.

TRC offers a middle-market bridge lending platform for multifamily partners, investors, and clients who need flexibility for time sensitive and complex transactions. This includes special situations or other circumstances where conventional financing is not readily available.

Lending Parameters

Loan Amount: $1,000,000 – $15,000,000 +

Collateral: First Mortgage, or Deed of Trust, or Note Hypothecation for Note-on-Note Financing

Asset Types: Multifamily, Mixed-Use, Special Purpose*

Purpose: Acquisition, Refinance, Development, Repositioning, Renovation*

Status: Stabilized, Transitional, Distressed

Term: 6 – 18 Months initial term (3 year maximum, including extensions)

Loan to Value: Up to 75% Loan to Capitalization / 95% Loan to Purchase Price*

Amortization: Interest Only

Rates: Negotiable, 8.5% – 12%

Fees: 1% – 3%

Closing: 5 – 10 Days from Application

Prepayment: Minimal Prepayment Penalty

Recourse: Non-recourse, other than standard “bad boy acts” or Recourse structure for higher risk transactions

Application Deposits: Expense deposit adequate to cover third party reports, legal fees and other customary deal costs.

*All multifamily property types considered, except owner-occupied residential. Longer terms and higher LTVs possible.

Direct Lending Process

  • Loan is submitted to TRC for consideration
  • Loan is underwritten to ensure credit worthiness
  • Viable exit strategy is identified
  • TRC approves loan and circulates it to investors
  • Appraisal and Phase I ordered, if required
  • An efficient closing process is ensured by TRC
  • Closing documents are recorded and stored
  • Mortgage payments are collected and investor returns are disbursed monthly
  • Borrower’s exit strategy is periodically monitored going forward
